Looking for a mortgage to build your dream home?  Naturally, you think of going to your local bank.  Be aware that there are some differences between the standard construction programs available from a typical bank as compared to our program at Log & Timber Finance which is set up to handle the specialty of log and timber home construction. The decision that you make  regarding financing will affect how smoothly the construction of your new home goes.  We want to share some information that we hope will help you in deciding on a financial program for the construction of your new home.

-     Log & Timber Finance has specialized in log and timber home construction/permanent financing for 17 years.  We have dealt with a variety of projects and personal borrower situations. We can structure a loan to meet your individual needs.

-   We are affiliated with only top of the line underwriters who handle and control a vast majority of funding in the residential construction industry.

-    Our rates and terms are highly competitive with all other lenders in the marketplace.

-   We can work with you if you want to contract out some of the work or do some of the work yourself.  We will help to structure the project, detail the work in process and organize the funding so that the project goes smoothly for you.

-     We will put you in the driver’s seat when it comes to your own money!  Contractors will not be paid without your approval and we will delegate the handling of your money directly to you.

-     We will custom make the draw schedule to fit the particular needs of your project.  We will prepare a draw schedule in advance of your loan closing which will outline what work is to be done and how much will be taken out of your construction draw account to pay for that work.  You will be able to view the funds for your total project on one sheet of paper.  You and your builder will be asked to approve the draw schedule. We are not limited to a fixed number of draws which is typical of the standard bank programs.

-     We will work as a team with the Log/Timber Manufacturer, the Builder and You.  We will handle your Log or Timber Home project in a way that meets the needs of all concerned.
